1,800 SF – Gut Renovation of an Existing 3-Bedroom Apartment in Manhattan, NY
This three-bedroom Upper West Side apartment was designed as a family pied-à-terre—a warm, welcoming retreat in the heart of Manhattan. Commissioned by a dear friend of the firm, the project carried a special level of trust and intimacy, allowing the design process to be deeply collaborative and personal. Although newly constructed when the firm became involved in 2017, the apartment lacked character, storage, and thoughtful lighting—conditions common in many contemporary city residences.
A defining element of the design is the “Persian Room,” inspired by the client’s cultural background and traditional Eastern gathering practices. Organized around floor seating, layered rugs, and a low table, the space encourages closeness and conversation. A custom-designed sofa with a built-in twin mattress allows the room to function as a casual sitting area, TV room, and guest bedroom. This informal, human-scaled space has become the most-used room in the apartment.
Lighting was treated as a primary architectural element throughout. Working within the constraints of concrete ceilings, shallow soffits were introduced above window lines to house recessed downlights, complemented by pendants and wall sconces. The layered, fully dimmable lighting creates a calm, adaptable atmosphere that shifts with time of day and season.
Custom built-in cabinetry addresses one of the greatest challenges of New York City living—storage. Integrated along window walls and throughout the apartment, the millwork enhances both function and spatial depth while providing space to display books, artwork, and personal objects.
The overall design language is intentionally quiet and cohesive. A soft, tone-on-tone palette forms a serene backdrop for the client’s artwork, Persian kilims, and collected objects, while subtle textures add depth without visual noise. Personal items and family photographs are thoughtfully integrated, allowing every member of the family to feel represented.
The result is an urban sanctuary that balances mindfulness and functionality—an authentic home shaped by friendship, culture, and design that supports the way people truly live.
